DESCRIPTION: The Garcin Ranch is a unique property encompassing twenty assessors parcels spread across Highway 166 and the National Forest.  The Cuyama River runs through several of the parcels and carries water pretty much all year long.  Some of the parcels are on the Highway, others are within the National Forest to the south.  Some of the parcels are contiguous, some are off by themselves surrounded by the Forest. Most of the parcels are in Santa Barbara County, but four of them are north of the river in San Luis Obispo County.  All of the land is beautiful and pristine, having been used almost exclusively for cattle grazing for as far back as anyone can remember.  

There is a small home built in 1919 with electricity and a well-fed water system, and the wreck of an original adobe home built sometime in the 1880s.  Aside from those and some corrals and fencing, this is bare oak covered land in its natural state.

The real key to this property, however, is the way it controls access to thousands of acres of the Los Padres National Forest.  No one can enter this part of the Forest in a motor vehicle without going through this land.  This effectively gives the owners of the Garcin Ranch the "Keys to the Kingdom."

The cattle lease bolsters the control rights to the property.  It is between the National Forest Service and the current owners, and while there are no guarantees when dealing with a federal agency, the current owners have been informed that the lease could be assumed by a future owner under certain conditions.  Call our office for the most current details.

The bottom line is that ownership of this land gives one the opportunity to possess a vast amount of private beautiful oak studded land, and access to and control of thousands of more acres of the same. 

WATER: There are two private wells that provide water the the old home.  They are old and rather primitive and would not suffice for a new residence.  Other wells and numerous springs provide water for stock ponds.  If one wanted to build a new home, a new modern well would be required.

UTILITIES: Power and telephone are available and developed to the old home, but that's as far as it goes.

ZONING: The parcels in Santa Barbara County are zoned "U" , which stands for Unlimited.  It is an old zoning designation similar to Agricultural.
