Rancho Vista Del Mundo East
(View of the World)
In the Foothills of Santa Barbara
798 Acres - $12,750,000

DESCRIPTION: One of the largest "in town" ranches in Santa Barbara, offering convenient location, panoramic ocean, island and coastline views, diverse terrain, an authentic hacienda adobe, and opportunity with eleven legal parcels. The land is ideally situated just north of the San Roque, La Cumbre, and Hope Ranch neighborhoods and offers all the shopping, restaurants, schools, and amenities of Santa Barbara culture.

The land is irregular in shape and roughly two miles deep and one mile wide. It encompasses nearly one and a half miles of the tree lined east fork of the San Antonio creek watershed. There are numerous heavily oaked and park-like areas including the "picnic house" and adjacent waterfall. The land is bordered on the east and the north by the Los Padres National Forest. There are many trails and access roads including Edison roads winding through the property, and also the Arroyo Burro Trail leading to Camino Cielo Road and an abundant trail network through the forest available from there.

Much of the property did burn in the recent Jesusita fire. However, in a short time it will look better than ever as the land recovers and burn areas will provide a fuel break protecting the structures and most of the land from future fire concerns.

THE HACIENDA ADOBE: This is a genuine adobe built in the 1940s and is in excellent condition. It is a traditional adobe style with a center courtyard surrounded by the main structure, which features six bedrooms, four bathrooms and eight fireplaces. For an approximate breakdown of the room sizes , click here.

Support structures include a four bedroom, two bathroom employee residence, a two bedroom two bathroom employee home/office, several large metal storage buildings in addition to the large garage attatched to the Hacienda.

WATER: Abundant water is provided by several sources. The property has diversion rights from San Antonio Creek which help fill three large reservoirs. In addition, there is a high volume vertical well and seven horizontal wells in the back country.

UTILITIES: Power and telephone are available on the property.

ZONING: AG - I - 40 and 40 - E - 1

APN: 153-240-010, etc.

DIRECTIONS TO THE PROPERTY: The ranch is at the very end of La Vista Road, which runs north of Cathedral Oaks (Foothill Road) just east of La Cumbre Road. Take Antone to Debra, which intersects with La Vista, then turn left. There is a large and beautiful electric gate restricting access at the end of La Vista, and you can not enter the property without an appointment. Call our office at (805) 682-3242 and we will be happy to make arrangements.
